Referencing & Application Requirements
To help your application progress quickly, all adult occupants will need to provide:
- Proof of Identity: A valid Passport or UK Driving Licence.
- Proof of Residency: A recent utility bill or bank statement (within the last 3 months).
- Financial Verification: Recent payslips or certified accounts if you are self-employed.
- Right to Rent: Evidence of your legal right to reside in the UK.
Important Note: A security deposit (typically equivalent to 5 weeks' rent) is required prior to move-in. This will be legally protected within a government-authorised Tenancy Deposit Scheme (TDS).
Essential Tenant Information
- Local Authorities: Depending on your specific location in Yorkshire, your Council Tax will be managed by Wakefield Council, Doncaster Council, or Leeds City Council.
- Utility Management: You are responsible for the registration and payment of gas, electricity, water, Broadband & Insurance from the date your tenancy begins. But this is something that we can & will help you with: Visit Utility Warehouse.
- Peace of Mind: While not a legal requirement, we strongly recommend Tenants' Liability Insurance to protect your personal belongings and your security deposit against accidental damage.
