Terms & Conditions of Instruction

1. Payment Options

Clients may choose between two payment structures upon instructing the agency:

  • Pay Upfront: A discounted, one-off fee payable at the commencement of the instruction. This fee is for the marketing and professional services provided and is not dependent on a completed sale.
  • No Sale, No Fee: A fee payable only upon the legal completion of the sale of the property, subject to the "Marketing Contribution" clause below.

2. Upfront Marketing Contribution (No Sale, No Fee)

For clients selecting the "No Sale, No Fee" option, an upfront marketing contribution is required to cover third-party costs (including, but not limited to, professional photography, Matterport creation, drone operation, and floorplan generation).

  • Enhanced Prime Marketing Package: £299.00 (inc. VAT)
  • Matterport Showcase Package: £399.00 (inc. VAT)
  • Aerial Drone Collection: £599.00 (inc. VAT)

3. Non-Refundable Nature of Contribution

The Upfront Marketing Contribution is non-refundable. This fee covers the immediate tangible costs of producing the marketing assets for your property. Should you decide to withdraw the property from the market, or if the property does not sell, this amount is not returned. However, all media assets are immediately sent to you prior to any withdrawal of instruction.

4. Fee Deduction

Upon the successful sale (legal completion) of the property, the Upfront Marketing Contribution already paid will be deducted from the final "No Sale, No Fee" instruction cost. You will only pay the remaining balance, which is deducted and transferred to McAteer Property Consultants Ltd (Co. Reg: 13704480) by your instructing solicitor on the day of sale completion.
