Transparent Fixed Fees. No Percentage Surprises.

At McAteer Property Consultants, we believe professional estate agency should be priced clearly, transparently, and sustainably.

Rather than automatically charging a percentage of your property's eventual selling price, our sales packages operate within clearly defined fixed-fee parameters, inclusive of VAT. This means our fee is agreed from the outset and does not simply increase because we successfully negotiate a higher selling price for your property.

Depending upon your property's eventual sale price and the commission structure quoted elsewhere, our fixed-fee approach may work out cheaper than percentage-based fees charged by other estate agents across the Five Towns and surrounding areas.

We also believe the estate agency industry needs to move away from a race to the bottom on fees. Successfully selling a property requires professional marketing, portal exposure, accompanied viewings, buyer qualification, skilled negotiation, sales progression and considerable time and expertise. Sustainable pricing allows us to properly resource these services and maintain the standard of representation our clients should expect when selling one of their most valuable assets.

Our approach is simple: a clearly agreed fee, inclusive of VAT, with no percentage-based increase simply because your property achieves a higher sale price.

Terms & Conditions of Instruction

1. Payment Options

Clients may choose between two payment structures upon instructing the agency:

  • Pay Upfront: A discounted, one-off fee payable at the commencement of the instruction. This fee is for the marketing and professional services provided and is not dependent on a completed sale.
  • No Sale, No Fee: A fee payable only upon the legal completion of the sale of the property, subject to the "Marketing Contribution" clause below.

2. Upfront Marketing Contribution (No Sale, No Fee)

For clients selecting the "No Sale, No Fee" option, an upfront marketing contribution is required to cover third-party costs (including, but not limited to, professional photography, Matterport creation, drone operation, and floorplan generation).

  • Enhanced Prime Marketing Package: £299.00
  • Matterport Showcase Package: £399.00
  • Signature Media Showcase: £599.00

3. Non-Refundable Nature of Contribution

The Upfront Marketing Contribution is non-refundable. This fee covers the immediate tangible costs of producing the marketing assets for your property. Should you decide to withdraw the property from the market, or if the property does not sell, this amount is not returned. However, all media assets are immediately sent to you prior to any withdrawal of instruction.

4. Fee Deduction

Upon the successful sale (legal completion) of the property, the Upfront Marketing Contribution already paid will be deducted from the final "No Sale, No Fee" instruction cost. You will only pay the remaining balance, which is deducted and transferred to McAteer Property Consultants Ltd (Co. Reg: 13704480) by your instructing solicitor on the day of sale completion.
